Modular Homes 101


How is a modular home built?
Modular homes are built in subdivisions in a factory setting, indoors, where they are never subjected to adverse weather conditions. Segments of the home move through the factory, with the company's quality control department reviewing each step. Finished modules are covered for protection then transported to the lot. They are placed on a pre-made foundation, joined, and completed by a local builder who connects all the pieces to create a sturdy, dependable home. 

How long does it take to build a modular home?
The time it takes to build your modular home depends on your design and the manufacturer. Some modular homes can be built in the factory in as little as 1-2 weeks. And since modular homes are built indoors, there's never a weather delay on the construction, only, at times, on the delivery. It usually takes another 2-4 weeks for your local builder to complete the home once it is delivered to the building site.

Are modular homes and mobile homes the same thing?
Mobile homes, often referred to as manufactured homes, are built to conform to the same federal code, no matter where they will be delivered. That code is called the HUD code.
A modular home conforms to the building codes that are required at the specific location it will be delivered to, and in many cases construction exceeds the required codes. Modular homes are often shaped more like a regular home than mobile homes. 

Don't all modular homes look alike?
Not at all; and unless you were there to see the modular home delivered and assembled, you might guess that it is a regular home built entirely on site. Modular home manufacturers use computer aided design programs to draw plans to individual owner’s specifications. They can also modify one of their standard plans to suit their customers’ needs. Nearly any home plan can be turned into a modular home.
Modular homes are beautiful and they last longer against weather and other daily pulls than most manufactured homes.

Will banks finance a modular home?
Yes. Most banks, appraisers and insurance companies treat modular homes the same way they do site-built homes. Online modular home directory sites can provide information on financing a new or used modular home.
